Charleston Commercial began exploring the $24.5M opportunity in 2018, adjacent to the Bob Ellis Hotel project. Over the course of a year, Charleston Commercial collaborated with property owners and third-party professionals to increase parking revenue, stabilize vacancies, and accurately forecast budgets. The parking lot was upgraded to a self-operated, software-managed system, and national tenants expressed interest in the retail spaces. Our team also secured entitlements for a mixed-use development featuring apartments, a 50-key hotel, condos, restaurants, and commercial/park space, adding significant long-term value to the project.
